? Works with database management system(s), accounting and audit services.
? Effectively communicates appropriate changes, updates and information to all levels of management.
? Reviews for accuracy, coordinates and reconciles monthly rent roll reports for accounting in all markets.
? Reviews and compares all landlord monthly charges against recurring rent rolls and individual statements.
? Possesses the ability to calculate prorated share of operating expenses, property taxes, related leasing charges.
? Works with lease agreements containing Percentage Rent/Gross Sales provisions to ensure accuracy.
? Works directly with landlords on lease related issues and develops/ maintains positive relationships with landlords.
? Coordinates with Property Managers the timely submission, receipt and documentation of tenant notifications.
? Prepares and distributes all Monthly/Quarterly/Yearly landlord Gross Sales statements as required.
? Verifies, updates and communicates new store openings, lease amendments, renewals and options to all those in a need to know position.
? Communicates accurate lease data information to accounting for monthly, quarterly and annual close.
? Assists in preparation of annual budget forecast as well as analyzes and communicates budgeted vs. actual variances on a quarterly basis.
? Maintains file systems, including the data integrity of information contained in the database application used for tracking all Tenant and Lease related data.
? Other duties may be assigned such as working on special projects (i.e. acquisitions, dispositions, etc.)
High School Diploma or equivalent combination of experience and education; three years of relevant experience in the commercial real estate lease administration industry and/or accounting and property management fields having worked in either (or both) the Landlord and Tenant sector.
Working experience with commercial real estate database applications such as REFLEX, ProLease, Yardi, or other lease management systems desireable.
Must understand leasing administrative functions, including base rents, escalations, lease accounting, accruals and issue resolutions.
Must possess intermediate to advanced skills in the use of software programs such as MS Word, Outlook, and Excel.
